Are All Cost Segregation Studies The Same?
No, they are not. The IRS Audit Technique Guide refers to the CPC Engineering based study method as “…the most methodical and accurate approach…the most time consuming method and generally provides the most accurate cost allocations.” Most Cost Segregation companies use a “Residual” (aka “Quick and Dirty”) study method that does not meet all the requirements of the IRS ATG “Principle Elements of Quality Cost Segregation Study.” The IRS states that “although this method is simpler and less time consuming than the engineering approaches, it can also be less accurate.” It requires less professional knowledge as assets are simply “cherry picked” and can leave signifi cant amounts of personal property in long life classifi cation.
